I first heard that expression from my Dad in the '40's, but rarely since his passing. Also appreciated the property acquisition and management remarks as being "right on". This advice would have come in handy a few short years ago while engaged in precisely that situation. Unfortunately, the financial market meltdown trumped everything, but maybe I'll write a book someday too.
